Completed - White Street

  • King Pine Homes purchased this property as a rental unit in the Spring of 2013. This classic 4 square home was built in 1916 and is roughly 1860 square feet.
  • Our first task was to address the knob-and-tube wiring (shown here), so we hired Joe's Electric of Wilton, ME to run all new wiring to the second and third floors. Joe's team also hard wired new smoke and cabon monoxide detectors in the bedrooms and hallways to meet code. Finally, new lighting fixtures were installed throughout the home to give it a more modern feel.
  • When we purchased the home, there was no insulation in either of the two attics or under the back crawl space. Upright Frameworks insulated the front attic with loose fill cellulose to a level of R 50. In addition, they insulated and air sealed the attic entrance with a combination of rigid foam and spray foam (shown here).
  • In the back attic, Upright Frameworks spray foamed the rafters and dense packed the wall cavities for an R value of 35. Per code, they applied a coat of fire retardant paint over the spray foamed surfaces.
  • Andrew Wilkie of Wilton, ME built new closets in the spray foamed 2nd attic (shown here), remodeled the downstairs bedroom, and finished off the downstairs bath. What's great about Andrew and his team is that they understand green building, so they are diligent with air sealing.
  • Chad Coleman insulated and air sealed the crawlspace underneath the downstairs bedroom. This area was previously insulated with fiberglass bats, probably to a grade II. The fiberglass insulation was in decent condition and filled the floor joist cavity. After minor repairs, Chad installed a continuous layer of 2 inch rigid foam over the fiberglass batts and joists. Further, Chad spray foamed the rim joists in the primary basement, which has a brick foundation .
  • The initial blower door test indicated the old basement / bulkhead door was a significant source of air leakage, not to mention a security problem. Andrew Wilkie built and installed a new plywood door with a 2'' foam core. He also spray foamed the door jams.
  • ABT HVAC & Pluming from Wilton, ME installed a hybrid heat pump water heater in the basement, which allowed for the boiler to be turned off outside of heating season. The heat pump mounted on top of the water heater uses the warm air in the basement to help heat the tank, requiring less energy to make hot water.
  • ABT also reconfigured the downstairs bath, adding a shower and replacing the toilet and vanity. Finally, ABT moved the washer and dryer to the basement, and installed new appliances in the kitchen.
  • Inside Out Painters II of Lewiston, ME came and stripped all the wall paper and repaired the plaster walls. The interior of the house was painted from top to bottom. The work was tedious, as most of the rooms had at least four layers of wall paper, some of which had been painted over previously. Finally, Lowes installed new kitchen counter tops for a fresh look.
